The plot
Rua Cândido dos Reis runs uphill away from the river, which means the building meets the street on one level and the ground on another. The cellar is a proper floor on the rear elevation and a half-buried one at the front — a detail that decides most of what the plan can do.
Six units across three above-ground floors and a rooftop is not the densest reading of the plot. It is the one that keeps every apartment with a real window on a real facade, which in Gaia is worth more than a seventh unit facing a light well.
